If your booking finishes after 9pm, a £30 cleaning fee will be added. This covers our cleaner’s late-night callout and acts as a well-deserved thank you — we believe in valuing their time, especially outside of standard hours.

Want to skip the fee? Book the full overnight slot (10pm–8am) and we’ll waive it — simple as that.

A fully refundable security deposit of £100 is required for bookings of up to 6 people, and £250 for groups of 7 to 15.

This isn’t just about mess — it covers the full scope of our Terms & Conditions: damage, rule breaches, unsafe behaviour, doors left unsecured, alarms triggered, missing items, contamination, or anything that results in additional cleaning, repair, or disruption.

You’ll receive a separate email 48 hours before your booking. After your session, we’ll carry out a brief inspection and, provided everything is left in good condition, your deposit will be refunded promptly.

If you’re hiring additional items or specialist equipment, a separate or higher deposit may apply — we’ll always confirm this in advance.

1. Introduction

1.1. This Cancellation and Rescheduling Policy (“Policy”) forms part of the contractual agreement between the client (“Client”) and LPO Holdings t/a HOM Studios (“HOM Studios”, “we”, “us”).
1.2. By placing a booking with HOM Studios, the Client confirms acceptance of the terms contained herein.

2. Cancellation of Bookings

2.1 General Conditions

2.1.1. Clients may cancel their booking subject to the conditions set out in this Policy.
2.1.2. The effective date of cancellation shall be the date on which written notice is received by HOM Studios.

2.2 Cancellation Timeframes

2.2.1. Cancellations made 10 or more days prior to the scheduled booking date:
The Client shall be entitled to a full refund of the hire fee.

2.2.2. Cancellations made fewer than 10 days but more than 4 days prior to the scheduled booking date:
The Client shall not be entitled to a refund; however, the booking may be rescheduled once in accordance with Section 3.

2.2.3. Cancellations made within 4 days of the scheduled booking date:
The Client shall forfeit the full hire fee. No refund or rescheduling will be permitted.

3. Rescheduling of Bookings

3.1 Rescheduling Conditions

3.1.1. Rescheduling requests must be submitted in writing and received no later than 4 days prior to the scheduled booking date.
3.1.2. HOM Studios does not hold or reserve the Client’s existing time slot for rescheduling purposes. The Client must select a new available date at the time of rescheduling.
3.1.3. Each booking may be rescheduled once only. Any further request shall be treated as a cancellation under Section 2.
3.1.4. Rescheduling is offered as a discretionary accommodation and does not constitute a waiver of any other contractual terms.

4. Refunds

4.1. Where a cancellation qualifies for a refund under Section 2, HOM Studios shall process the refund within 3–5 working days of acknowledging the cancellation.
4.2. Refunds shall be issued using the same payment method used for the original transaction unless otherwise agreed in writing.

5. Changes by HOM Studios

5.1. HOM Studios reserves the right to amend, reschedule, or cancel bookings where reasonably necessary due to operational issues, health and safety concerns, or events beyond our control.
5.2. In such circumstances, the Client shall be offered either:
(a) a full refund of the hire fee, or
(b) an alternative booking date mutually agreed between the parties.
5.3. HOM Studios shall not be liable for any consequential or indirect losses arising from such changes.

6. Force Majeure

6.1. HOM Studios shall not be held liable for any failure to perform, delay, or disruption arising from circumstances outside its reasonable control.
6.2. Such circumstances include, but are not limited to: natural disasters, fire, flooding, utility failure, industrial action, government restrictions, public health emergencies, civil unrest, or acts of terrorism.
6.3. Where a force majeure event occurs, HOM Studios shall notify the Client as soon as reasonably practicable.

7. Communication and Notices

7.1. All cancellation and rescheduling requests must be submitted in writing to:

8. Governing Law

8.1. This Policy shall be governed by and construed in accordance with the laws of England and Wales.
8.2. Any disputes arising from this Policy shall be subject to the exclusive jurisdiction of the courts of England and Wales.
